BWP Trust (the Trust) provides a commercial real estate investment product. The Trust’s investments comprise commercial real estate, such as warehouse retailing properties and Bunnings Warehouse properties. The Trust comprises warehouse retailing properties, particularly Bunnings Warehouse properties tenanted by Bunnings, a wholly owned subsidiary of Wesfarmers Limited (Wesfarmers). As of June 30, 2012 the Trust owned 72 investment properties, all within Australia. On August 5, 2011, the Trust settled a property at Dubbo, New South Wales. In April 2012, the Trust purchased an established Bunnings Warehouse and three bulky goods showrooms in the Brisbane suburb of Browns Plains, Queensland. On May 7, 2012, the Trust settled a Bunnings Warehouse at Craigieburn in Melbourne’s north. In June 2012, the Trust sold the Bunnings Warehouse at Hoppers Crossing, Victoria. In September 2012, it acquired bulky goods centre anchored by a Bunnings Warehouse and Harvey Norman in Gladstone.

It is not a surprising move and likely a good one judging by a similar vehicle that Wesfarmers-owned Bunnings has used for the ownership structure of its warehouses. BWP Trust (ASX: BWP), formerly known as Bunnings Warehouse Property Trust, was established and listed in 1998 at $1 per unit. At the time the Trust was backed by $170 million worth of properties. Today the share price is at $2.30 and the Trust has nearly $1.4 billion in properties. Given how well the BWP Trust has worked at allowing capital to be focussed on growth rather than tied up in slower growing property assets, shareholders can expect a lot more properties over time to be rolled in to the JV.
